Colt DCS is building Frankfurt 3 in Sossenheim, a district on Frankfurt's western edge that has become one of the city's densest data center clusters thanks to its concentration of fibre routes. The hyperscale facility is designed to deliver 32.4 MW of IT power over a 17,500 sqm gross floor area, built to Colt's tier 3 resilient infrastructure specification, and the first phase is currently under construction. The operator positions the site squarely at cloud service providers running IaaS, PaaS, SaaS and AI-as-a-service platforms, as well as technology companies building AI solutions that need capacity engineered for high-compute workloads. Carrier impartiality is a core part of the design: tenants can bring in any network operator, and the surrounding cluster of neighbouring data centers keeps interconnection paths short. Renewable energy sourcing is planned as part of Colt DCS's carbon-reduction commitments, though facility-specific efficiency figures have not yet been published.
