AUH4 came about through a Musataha agreement between Khazna Data Centers and the Abu Dhabi Investment Office, which granted government-owned land in Mafraq, on the southern edge of Abu Dhabi, for a purpose-built facility. The project carries an initial IT capacity of 30 MW and is one of two Khazna builds announced together in 2025 — the other being AUH8 at Masdar City — that jointly add 60 MW to the emirate. Khazna is using a modular design architecture to compress the construction schedule and adiabatic free cooling to cut cooling energy in the Gulf climate, with the building designed to LEED Gold standards. Completion is targeted for 2026. The facility is positioned for AI and cloud workloads as part of Khazna's push toward roughly 300 MW of planned UAE capacity, and its wholesale model points it at hyperscalers, government entities and large enterprises rather than retail colocation buyers.
