Liquid cooling defines this project: Khazna's 100 MW campus in Ajman, designated QAJ1, is set to be the first Uptime-certified AI data center design with liquid cooling in the Middle East and North Africa. Unveiled at GITEX Global in October 2024 as the largest facility in Khazna's portfolio and the UAE's first AI-optimized data center, it comprises 20 data halls of 5 MW IT capacity each across a site of roughly 100,000 sqm. The liquid cooling architecture exists to support the rack densities of modern GPU clusters, which air systems in the Gulf climate struggle to serve efficiently. In February 2026 the Uptime Institute awarded the project Tier III Certification of Design Documents, validating its concurrent-maintainability design. Khazna has broken ground and has cited a roughly 15-month build program. The target customers are AI platforms and hyperscalers taking multi-megawatt blocks, extending Khazna's wholesale footprint beyond Abu Dhabi and Dubai into the northern emirates.
