Colt DCS Tokyo Inzai 4

Colt DCS's fourth building on its Inzai campus in Chiba New Town was fully pre-let to a single global cloud provider before it opened in February 2025, a measure of how tight Greater Tokyo's hyperscale market has become. Inzai 4 delivers 20 MW of IT power at full build across 8,747 square meters of white space, with a first phase of 4.8 MW operational at launch. The base-isolated building sits about 20 km inland in a district with low earthquake and tsunami exposure, roughly 40 minutes from central Tokyo, on a campus Colt DCS has operated since 2011 and which will reach around 70 MW once Inzai 4 is complete. Built to the operator's Global Reference Design under a joint venture backed by Fidelity Investments and Mitsui & Co., the facility incorporates low-embodied-carbon construction, reduced water consumption in cooling, and chillers using low-GWP refrigerants. Engineering targets Colt's Tier 3-equivalent concurrent-maintainability standard, and the design brief explicitly extends beyond cloud to high performance computing and AI service providers requiring dense, contiguous capacity near Tokyo.
